Holiday Rental Management in the South of Malta: Marsaxlokk, Birżebbuġa, Żejtun and Nearby

Prime Rentals is a holiday rental management company based in Marsaxlokk, covering the south of Malta — including Marsaxlokk, Birżebbuġa, Żejtun, Marsaskala, Żabbar, Għaxaq, Gudja, Kirkop, Safi and Żurrieq. Our office is at Matthews Building, Sant Andrija, Marsaxlokk, so properties in the south are close to home for our team. We also manage short lets and long lets elsewhere in Malta and Gozo.

Why being local matters

Most of what makes a short let run well happens on the ground, and a lot of it happens on tight timings.

  • Turnovers. On a busy changeover day, one guest leaves in the morning and the next arrives in the afternoon. Cleaning, linen changes and a check of the property all have to fit in that window. Short travel distances between properties make that schedule easier to keep.
  • Guest issues. A lost key, a tripped fuse or an air conditioning unit that stops working cannot be fixed over a messaging app. Someone has to go to the property. Being based in the area the property sits in makes that practical.
  • Maintenance. We have in-house maintenance staff and a contracted maintenance company, which means small jobs can be scheduled around bookings rather than waiting for availability.
  • Local knowledge. Knowing which streets are hard to find, where guests can park, and what is on in the area that week helps us give guests accurate information before they arrive.

The localities we cover in the south

Marsaxlokk

A working fishing village on the southeast coast, known for its brightly painted luzzu boats and waterfront restaurants. The Sunday market draws visitors from across the island. St Peter's Pool, a popular rocky swimming spot, is nearby on the Delimara peninsula.

Birżebbuġa

A seaside town on Marsaxlokk Bay, with Pretty Bay's sandy beach and St George's Bay. Għar Dalam, a cave and museum with important prehistoric finds, is on the edge of the town.

Żejtun

One of the larger towns in the south, with a long history and a strong local identity. It has some notable churches, including the old parish church of St Gregory, and sits within easy reach of Marsaxlokk and Marsaskala.

Marsaskala

A seaside town with a long seafront promenade around its bay, lined with cafés and restaurants. St Thomas Bay is close by. It is popular with both visitors and Maltese families, particularly in summer.

Żabbar

A sizeable town between the Three Cities and Marsaskala, known for its Sanctuary of Our Lady of Graces. It is well placed for reaching both the harbour area and the southeast coast.

Għaxaq

A small, quiet village between Żejtun and Gudja, with a traditional village core. A good fit for guests who want somewhere residential and calm.

Gudja

A village right next to Malta International Airport, with the medieval Bir Miftuħ chapel nearby. Convenient for guests with early or late flights.

Kirkop

One of Malta's smaller villages, close to the airport, with a compact centre and a quiet residential feel.

Safi

Another small village near the airport, between Kirkop and Żurrieq, with a quiet, traditional character.

Żurrieq

A larger town in the south, best known for the nearby Blue Grotto at Wied iż-Żurrieq, where boat trips run to the sea caves. Ħaġar Qim and Mnajdra temples are also in the area.

What guests in the south look for

The south attracts a different guest from the busier resort areas in the north and around Sliema and St Julian's. Guests who choose the south tend to be looking for:

  • A quieter, more local stay — village life, fishing harbours and a slower pace.
  • Easy airport access — much of the south is a short drive from Malta International Airport, which suits short breaks and late arrivals.
  • Swimming spots and seafronts — Pretty Bay, St Thomas Bay, St Peter's Pool and the Marsaskala promenade.
  • Food — fresh fish and seafood restaurants, particularly around Marsaxlokk.
  • Practical details — parking, air conditioning, outdoor space and clear directions, since some village streets are narrow and hard to find.

Listings that answer these questions clearly, with accurate photos and honest descriptions of the location, tend to set the right expectations.

Do you also manage long lets?

Yes. As well as short lets, Prime Rentals offers long-let management. You can find out more on our long lets page.

Does my property need an MTA licence?

Yes. Any property let to visitors on a short-term basis in Malta needs a Malta Tourism Authority licence. Handling the licence is included in our commission.

Can I use the property myself during the year?

Yes. Owners can block dates through the Owner Portal at any time with no minimum notice, provided no confirmed booking is affected.

How much does management cost?

Our commission is 10% plus 18% VAT on Rental Income. It includes MTA licensing, 24/7 guest messaging, listing on the OTAs and marketing. Cleaning and maintenance are billed hourly, and linen and cleaning supplies are billed to the owner. The fees article sets this out in full with a worked example.
